CONSTRUCTION GUIDES
Building a house in Dalmatia: preparing your project
A clear scope, available documentation and an understandable allocation of responsibilities are a sound starting point for building a family home.

Before choosing a contractor
Prepare the location and a basic description of the proposed house for your first discussion. Explain the current project stage, which documents are available and whether a bill of quantities has been prepared. Identify decisions that are still open: technical preparation and construction are different types of work.
For a project on Brač, Vis or another Dalmatian island, describe access to the site and any known delivery constraints. This information helps the discussion about site organisation; it does not replace an assessment of the particular location.
What does turnkey construction include?
The term turnkey does not, by itself, define the works included. An offer should identify the construction, finishing and building services installation works covered, what is excluded and how changes will be agreed.
ADAX offers complete delivery according to the contracted scope, from preparation and organisation to final handover. ADAX is identified as the main contractor on the Humac and Šustić references. Domić records professional experience gained during an engagement with Proactiv d.o.o.; it is not a contractual reference of ADAX.
Compare scope, not just the total price
Two offers can only be meaningfully compared when their scopes are comparable. Check whether they describe the same works, quantities, materials or finishing level, and which assumptions have been used. Without this, the totals alone do not tell the whole story.
Project management, supervision and construction are distinct engagements. Clarify who coordinates the participants, who carries out the works and which supervision is being agreed. ADAX defines the service and role separately for each project.
What to include in your enquiry
- Location and proposed house type
- Project stage and available design documentation
- Bill of quantities, if available
- Required scope and finishing level
- Planned start and desired timeframe
- Known site access and delivery constraints
Send the basic details of your proposed construction. An initial discussion can clarify the appropriate form of collaboration and the documentation needed for a more detailed assessment.
This guide helps you prepare an initial discussion. It does not replace a review of the documentation or an assessment of your particular project; services, responsibilities and schedules are agreed individually.
